There are entirely too many weirdo's daily & lately here looking for places, and truly enticed me to write this post... I was fortunate to find my current tenant off Craigslist, BUT AFTER going threw at least 20 applicants, and doing my Intense due diligence & hard deep research on every one of them. I've been renting out my very nice, well equipped apartment for 8 + years now for my current tenant there now approaching first year !!! However ( YEP Even Me) TBH last two I got very unlucky and found myself jammed up and had to evict 1 ... He Didn't pay, and such a slob. Older white guy, (1962) 58+ Steer clear of him. But back ground checked Ok,( some problems) but Interviewed with me Ok . Turned out to be A total disaster, and continually long AFTER I evicted him, a mess. Yet would have been way WORSE for me If I didn't act fast... Also btw Now shows up on their records.. Luckily in Balto County. If you file the eviction paperwork quickly, It can be done Veryyy fast, and get to work on cleaning up your place for re-renting, and working on your next potential tenant. My suggestion is, Intensely screen your prospects, (and Tenant can do the same If your a legit landlord) of course landlord keep your ad and place nice, so you can get a good, decent tenant... My rental, tbh is super nice, and my all of my past tenants, every one of them loved it, even the one that didn't pay, And I ultimately evicted him. Business-is-Business... The others eventually got married, moved with the job, etc... But bottom line is there are some SUPER DISASTER PEOPLE LURKING here !!! Like the will work for rent ones, and will work off the deposit, etc... Just have to get on their feet DISASTER ones. Or the best are the Handyman for 20 years, and is so good at it, but has NO Money and will work off deposits, rent etc... Or the girls who are so broke, will put food stamps in your fridge, and have 2 month old baby, near bus line, etc etc. Baby daddy is NOT far behind... So Be careful people both sides of the fence... Either the Landlord or the Tenant... Get real... look them up on MD Case search for Starters.. Check all their SOCIAL MEDIA accounts, Facebooks, Intragrams, Linkden, Twitter, etc ... 1st go here ---> ( and then demand 1st page of FREE credit Karma report... minimum you can do, AND Have To Do !!! Also helps when you have people in higher places to weed out these fools...!!
