Patch and Paintwork Need for Rental Townhome

The selected contractor shall furnish all labor, tools, equipment, and incidental items (paint, drywall, compound, and joint tape) will be provided) necessary to complete the following work:
1. Patch, repair, and prepare all interior wall surfaces by filling/repairing all holes, cracks, and other surface imperfections to create a smooth, paint-ready finish.
2. Sand repaired areas as needed and clean all surfaces to ensure proper paint adhesion.
3. Apply paint to the entire interior of the residence, including all walls and trim throughout the three (3) bedroom, one (1) bathroom townhome.
4. Paint Specifications:
* Walls: Apply flat white interior paint throughout all rooms.
* Trim: Apply semi-gloss white interior paint to all baseboards, door casings, window trim, doors, and other interior trim.
5. Provide complete and uniform coverage, including additional coats as necessary to achieve a consistent, professional finish.
6. Protect floors, fixtures, cabinets, windows, and other adjacent surfaces from paint splatter or damage during the course of the work.
7. Upon completion, remove all debris, dispose of waste materials, and leave the property in broom-clean condition.
