1BR / 1Ba 525ft2
rent period: monthly
♦♦♦♦ Loft in Charles Village, 1Br/1Ba ♦♦♦♦

This apartment is a wonderful 2-level loft, and while the place is on the petite side, some 525 sf, it has a full bedroom, high ceilings, large windows, tons of lights (three sides of the building since the building is not attached like most housing in Charles Village), hardwood floors and a generous closet. Couples as well as single people have rented this apartment over the years. The apartment is geared towards the urbanite so Ikea style furniture is the way to go. The apartment has an open floor plan with new appliances, dishwasher in a generous galley kitchen. Loft living (two levels inside the apartment) is not for everyone so if you want to see more pictures of the place, I can email them to you prior to a showing. The unit has two appropriately sized AC window units, one for each room, that amply service the whole apartment and coin-operated ($1.25/cycle) washer/dryer facilities are in the basement of the building and accessible to all tenants. In the winter, there is a dedicated boiler (with thermostat) for the apartment that drives a hydronic baseboard heat system and provides hot water to the kitchen and bathroom. Each apartment in the building is metered separately so gas and electric are the responsibility of the tenant; water is apportioned according to the number of units (there are four in the building and a separate carriage house in the rear of the property) and invoiced from the owner to the tenant on a monthly basis. The building is typically leased to full-time working professionals and/or graduate level students and is a very quiet place to live. This loft apartment does NOT come up for rent very often, the last tenant stayed 4 years so this is a special opportunity to move into a unique apartment that doesn’t come to the market very often. It is priced at a slight premium because of it's uniqueness. Having an interior staircase inside an apartment is part of that uniqueness...so, if it looks like the place for you, don't wait, the place rarely stays on the market long.

If you've never heard of 'Little Georgetown Row', it is a phrase penned by the Baltimore City historian & author, Jacques Kelly (who lives on this block) to describe the unique free standing rowhomes on the 2600 block of St. Paul, quite rare in Baltimore City. The building was built in the 1870's and the rear alley (Lovegrove St) is actually home to several semi-famous Baltimoreans over the years (check out http://charlesvillage.net/about.php for fun facts about this area). The buildings are very similar to those Georgetown (DC) but at 1/4 the price tag. There is wonderful landscaping in the front and rear of the building, a locked gate at the rear of the grounds effectively 'privatize' the complex. The building is a half block down from the Hopkins Shuttle stop at 27th and St. Paul and is walking distance to Charles Village favorites: Donna's Café, Eddies Market, Chipotle, Starbucks, Ledo’s, CVP, Cold Stone Creamery, Potbelly, etc. The building is well lit (front, side and rear to the back alley) and the block has many adjacent neighbors that are owner occupied. Parking is usually never more than a half block away and pets are approved on a case-by-case basis.

The unit will be available on JULY 1st 2024 and is offered at $1375 / month and utilities are the responsibility of the tenant (they are typically between $100 to $125/month depending on how hot/cold you like it). Call or text John at show contact info to schedule a walkthrough! You must have a minimum 600 credit score to apply, if you don't, a co-signer is required. There is a $33 per person application fee if you download a PDF of your current credit report (www.creditkarma.com) and attach to the application, if you prefer we get your credit report, the application fee is $55 per person.
